Inside city limits it’s about 0.79% a year. If you’re coming from up north, this is usually the best surprise of the move.

The 30-second version
- You pay two taxes on one bill: Mecklenburg County plus the City of Charlotte (or your town).
- A $400,000 county value runs about $3,143 a year. New Jersey’s average bill was $10,340.
- Bills are due Sept. 1, with no interest if you pay by Jan. 5.
Try it: estimate your bill
Inside City of Charlotte limits, 2026 rates: county 49.27¢ + city 29.30¢ per $100 of value. Towns and special districts (like Uptown or South End) differ. Estimate only.
Your tax year at a glance
After Jan. 5: 2% interest for January, then 0.75% a month.
Which one are you?
Budget on the county’s value plus your town’s rate, not just the price. Comparing Huntersville to Matthews? The town rate changes the total. Outside town limits you skip the town tax but pay a fire district tax.
Buying mid-year? You and the seller split that year’s taxes at closing, so you only pay for the time you own it. Most buyers escrow, which adds about one-twelfth of the bill to each mortgage payment.
Your new county value takes effect Jan. 1, 2027. The early review shows a median increase of about 15%. That doesn’t automatically mean a bigger bill: new rates get set in June 2027.

| $400,000 | ~$3,143 | ~$262 |

The 2027 revaluationWhy your value is about to change
Your bill is based on the county’s assessed value, not what you paid. Mecklenburg revalues every four years. The last reset was 2023. The next takes effect Jan. 1, 2027, with a preliminary median increase of about 15% for homes. The county and city set new rates in June 2027, and rates are often lower after a revaluation.
Escrow, or earn interest on it?A strategy I share with some clients
If your lender lets you waive escrow (usually about 20% down on a conventional loan), set that monthly amount aside in a high-yield savings or money market account, then pay the bill yourself before Jan. 5.
The catch: lenders often charge 0.25% to 0.5% of the loan to waive escrow, and the full bill comes due at once. FHA loans require escrow, and most lenders require it on VA loans too.
Looking across the state line? How South Carolina is different
South Carolina taxes a primary home on just 4% of its value, versus 6% for second homes and rentals. It depends on where you buy. I break it down in NC vs. SC near Charlotte.
