How these numbers are calculated. The calculator works backward from your income. "You could qualify for up to" uses a monthly housing budget of 45% of your gross monthly income minus your monthly debt payments. "Comfortable price" uses the lower of 28% of your gross monthly income, or 36% minus your monthly debt payments. It then finds the highest home price whose full monthly payment fits that budget. The payment includes principal and interest on a 30-year fixed loan at the rate shown, property tax (price × tax rate ÷ 12), homeowners insurance (yearly amount ÷ 12), HOA dues, and estimated mortgage insurance of about 0.5% of the loan per year when you put down less than 20%. Cash to close is your down payment plus about 3% of the price for closing costs, before any seller credits or down payment help. The default rate and property tax rate are as of October 2026; you can change them under "Adjust assumptions."

Important: These are rough estimates for education only. This is not a loan offer, pre-qualification, pre-approval or commitment to lend, and it is not financial, tax or legal advice. What you actually qualify for depends on your credit, all of your debts, verified income, savings, the loan program, the lender's guidelines and the home itself. Some loan programs allow higher or lower debt ratios than shown. Rates, taxes, insurance and program rules change often. Talk with a licensed mortgage lender before making any decisions. Down payment program details are as of October 2026 from the City of Charlotte (HouseCharlotte) and the NC Housing Finance Agency; eligibility is decided by each program and a participating lender.
