Charlotte, N.C. — The number one thing I hear from buyers right now: “Javin, I don’t have 20% to put down.”

Good news. Most people don’t, and most people don’t need it. Charlotte has real programs that help with your down payment, and some local lenders offer loans with no PMI at all. Here’s the quick version.

First, what’s PMI?

PMI (private mortgage insurance) is an extra monthly charge lenders usually add when you put less than 20% down. It protects the lender, not you. Skipping it can save you real money every single month.

No-PMI loans are real

  • Local bank and credit union programs: Some Charlotte-area banks and credit unions offer loans with little down and no PMI, sometimes paired with a fixed rate. These programs change often, so the details depend on the week you apply.
  • VA loans: If you’ve served, VA loans don’t carry monthly mortgage insurance.

Down payment help in Charlotte

HouseCharlotte (City of Charlotte, run by DreamKey Partners)

  • For first-time buyers buying inside the City of Charlotte
  • Up to $30,000 for buyers at or below 80% of area median income, with additional matching funds possible
  • A smaller tier for buyers between 80% and 110% of area median income
  • It’s a deferred loan, and forgiveness terms depend on your program and loan, so talk it through with your lender (I can connect you with one)
  • Max purchase price of $365,000 and an 8-hour homebuyer class required

NC Housing Finance Agency

  • NC Home Advantage Mortgage: down payment help up to 3% of the loan amount, for first-time and move-up buyers
  • NC 1st Home Advantage Down Payment: $15,000 for eligible first-time buyers and military veterans (sales price limit $495,000)

You apply for these through participating lenders, not directly. Income limits apply and depend on household size.

Try it with your numbers: My free Charlotte affordability calculator shows your comfortable price range, full monthly payment, cash to close, and which of these programs you may qualify for. Takes about a minute.

So which one is right for you?

That depends on your income, your credit, the price range and where you’re buying. Sometimes you can stack programs. Sometimes a no-PMI loan beats down payment help. The math is different for everybody.

This is where I come in

I know a guy. Actually, I know a few. I keep a short list of Charlotte lenders and credit unions who actually run these programs and pick up the phone. Tell me your situation, and I’ll connect you with the right person so you’re not calling ten banks.
